Landlord services.

We specialise in lettings only. We find tenants and manage rental homes across St Albans and the surrounding area, with 70 years’ combined experience, three dedicated managers and one point of contact.

Two ways we can let your property.

Fully Managed: we find the tenant and look after everything afterwards. Let Only: we find and reference the tenant, then you take over.

From valuation to fully let.

01

Valuation

A free, no-obligation valuation grounded in live local lettings data — not a flattering guess. We price to let fast and protect your yield.

02

Presentation & marketing

Free presentation advice, then exposure on Rightmove with professional signage and accompanied viewings.

03

Referencing

Credit checks, sanctions checks, right-to-rent verification, affordability assessment, landlord and employer references. The boring work that prevents expensive tenancies.

04

Move-in

Tenancy agreement signed, detailed inventory recorded, deposit protected within the legal window, utilities and suppliers handed over.

05

Ongoing care

Rent collected, inspections reported in writing, maintenance coordinated with insured contractors — and re-letting begun before a void ever opens.

The legal minefield, cleared.

Legislation changes faster than most landlords can read it. We track it so a missed certificate never costs you a tenancy, or a fine.

Gas safety

Annual CP12 checks by Gas Safe engineers, scheduled before they lapse.

Electrical safety

EICR reports renewed on cycle, with remedial work coordinated for you.

Fire safety

Furnishings and escape-route regulations checked at every inventory.

Smoke & CO alarms

Fitted, tested and logged at the start of every single tenancy.

EPC

Valid Energy Performance Certificates managed ahead of marketing.

Deposit protection

Deposits registered with a government scheme inside the legal deadline.

HMO licensing

Multiple-occupancy rules navigated, licences obtained where required.

Overseas landlords

Non-resident landlord tax scheme handled correctly from day one.

Letting under the Renters’ Rights Act

Since 1 May 2026, tenancies in England run month to month rather than for a fixed term, and tenants can end theirs by giving at least two months’ written notice. It means good referencing, a well-kept home and a responsive agent matter more than ever, because a tenant who’s happy has every reason to stay.

Rent increases and possession now need the right notices, and we can handle those for you. Under Fully Managed, Section 8 notices are included. Our fees page shows what they cost under each service.

Local rules

St Albans City and District Council says it operates only mandatory HMO licensing, which applies to buildings occupied by five or more people. All the areas we cover fall under this council.
